KING 5 News reports on alleged mortgage fraud in Western WA
Tuesday, November 21, 2006 at 05:06PM KING 5 TV News, Investigative reporter Susannah Frame is reporting her findings about the activities of Liza Bautista a mortgage broker in Western Washington State.
The report states that Bautista is involved in an Affinity Fraud having met people through her church and, it is alleged, telling them she could get them ownership of homes, despite poor credit records.
The report further alleges that after moving into the homes the people found that they did not own them and that instead of obtaining mortgage for the people themselves Bautista used the details of former clients with good credit records to obtain mortgages on the properties.
As part of their investigation The KING 5 Investigators found that Bautista wasn’t operating alone and that forged signatures on mortgage documents were notarized.
They hired respected handwriting expert Tim Nishimura to study the deeds to see if the signatures are indeed fake. He concluded they were all “non-genuine forgeries.”
They then traced every licensed notary public to the escrow company Bautista often used, Action Escrow in Kent.
When we went to Action Escrow to ask an employee about the papers she had notarized, we were kicked out of the building by her boss, Anthony Szabo, who also notarized one of the forged documents.

According to records obtained by us from the Washington Department of Financial Insititutions a Temporary Order to Cease and Desist was issued against Liza Bautista for her actions in a number of cases including one of the people mentioned in this report. Please click here to read the Cease and Desist Order. The order states that Liza Bautista was an Independent Contractor for Nationwide Lending Corporation of 507 Industry Drive, Building 1, Tukwila, WA 98188. There is no evidence, whatsoever, in the Order that Nationwide was in anyway involved in this case, apart from employing Bautista as an IC
